What we wash
We pressure and soft wash driveways, sidewalks, pavers, pool decks, roofs, stucco exteriors, lap siding, wood fences, and screen enclosures. The goal is the same whether it’s a standalone wash or the first step of a full repaint: remove every layer of mold, algae, salt residue, and loose material so the surface underneath is clean and ready.
Our process
Before we start the equipment, we walk the property and identify surface types, problem areas, and anything that needs masking or protection — landscaping, exterior fixtures, pool equipment. We select pressure level and solution based on what’s in front of us, not a one-size approach. Concrete and pavers get high-pressure cleaning. Roofs, stucco, and painted surfaces get soft washing with a low-pressure, biodegradable algaecide rinse that kills mold at the root rather than just blasting the surface film off. Everything gets a final rinse and inspection before we consider the job done.
Florida-specific considerations
South Florida’s combination of year-round heat, high humidity, and salt air off the coast creates ideal conditions for algae, mildew, and lichen to take hold fast — on roofs especially. Black streaking on tile and shingle roofs is Gloeocapsa magma algae and it spreads quickly if left alone. Driveways and pavers absorb organic matter and turn green within a season. CBS and stucco homes need particular care because aggressive pressure can open micro-cracks that let moisture in — a serious issue heading into hurricane season.
If your neighborhood has an HOA, a clean exterior can also matter for compliance inspections. We’re familiar with the approval processes common to HOA communities throughout Palm Beach, Martin, and St. Lucie counties and can document pre- and post-wash condition if your board requires it.

What's the difference between pressure washing and soft washing, and which does my roof need?
Pressure washing uses high-force water to strip hard surfaces like concrete driveways and pavers. Soft washing uses lower pressure combined with a biodegradable cleaning solution — it's what your roof, stucco, and painted siding need. High pressure on a shingle or stucco surface can lift material and void manufacturer warranties, so we always match the method to the surface.
How long does a driveway or paver wash stay clean in South Florida's climate?
In our humidity and heat, algae and mildew can return to untreated concrete within six to twelve months. Applying a concrete sealer after washing extends that significantly — we can discuss sealing as an add-on when we walk your project. Roof soft-wash treatments with our algaecide solution typically suppress regrowth for two to three years.
Do you wash surfaces before every exterior paint job, or is it a separate service?
Washing is part of our standard prep on every exterior repaint — we never paint over a dirty surface. If you just need washing without painting, we offer it as a standalone service.
