What popcorn ceiling removal includes
We handle the full process from start to finish: plastic sheeting and masking to protect floors, furniture, and trim; wet-scraping the existing texture; light sanding; one or more skim-coat passes to build a level, smooth surface; final sanding to an even finish; and a primer coat so the ceiling is paint-ready when we leave. You can have us paint it in the same visit or schedule that separately — your call.
Our prep-first process
Dust is the biggest complaint homeowners have about popcorn removal, and for good reason — dry scraping turns a bedroom into a construction site. We wet the texture before scraping to keep airborne particles down, run plastic containment on doorways when needed, and vacuum as we go. In Florida’s open floor plans, where a single ceiling spans kitchen, dining, and living areas, that containment work matters.
After scraping, we skim-coat in thin passes rather than one heavy application. Thick single-coat skim work shrinks as it dries and cracks — especially in South Florida heat. Multiple thin coats, properly dried between applications, produce the flat, shadow-free ceiling you’re after.
Florida-specific considerations
Older CBS and stucco homes built before 1980 occasionally have popcorn texture that contains asbestos. We’ll note this during your estimate; if there’s any doubt, we recommend a simple lab test before work begins. It’s a minor step that protects everyone.
High humidity also affects drying schedules. We monitor conditions and adjust accordingly rather than forcing the timeline — rushing dry time in August in Broward County is how you end up with a ceiling that bubbles six months later.
