What’s included

A KB Painting exterior project covers all painted surfaces on your home’s envelope — stucco, concrete block (CBS), wood siding, fascia, soffits, doors, and trim. We handle pressure washing, surface repairs, caulking of gaps and cracks, masking, priming, and two finish coats as standard. If your stucco has existing cracks or spalling, we patch those before any paint goes on — surface prep is where the job either holds or fails.

Our prep-first process

We show up with our own crew — no subcontractors — so every step is done to the same standard. After pressure washing, we let the surface dry fully before we touch a brush or roller. On Florida homes that’s not optional; paint applied over moisture or chalk residue won’t bond. We spot-prime bare patches, caulk all control joints and penetrations, and mask windows, doors, and landscaping before we load the first coat. Inspection happens before and after each coat, not just at the end.

Florida-specific considerations

South Florida’s climate puts exterior paint through more stress than most climates. UV intensity, daily humidity swings, salt air within a few miles of the coast, and the battering that comes with hurricane season all work against standard acrylic coatings. For stucco and CBS homes we typically recommend an elastomeric coating — Sherwin-Williams Loxon or a comparable product — because it bridges hairline cracks as stucco expands and contracts with heat and stays flexible enough to resist wind-driven rain infiltration. For wood siding, fascia, and trim, we use a penetrating primer followed by a 100% acrylic finish rated for high-humidity environments. Before hurricane season hits, sound caulking and a properly adhered coating are your first line of defense against water intrusion at windows and soffits.

How long will an exterior paint job last on a stucco or CBS home in South Florida?

With proper surface prep and a quality elastomeric or acrylic coating, most stucco and CBS exteriors in South Florida last 7–10 years before needing a full repaint. Homes closer to the coast or with significant sun exposure on west-facing walls may need attention sooner. What goes into your price for an exterior paint job?

The biggest variables are square footage, surface condition, and the number of coats required. Heavily chalked, peeling, or mildewed surfaces need more prep work, which adds time and cost. We'll note all of that in your written estimate so there are no surprises. We use Sherwin-Williams products — primarily Emerald Exterior and Loxon elastomeric lines — and we don't cut corners by skipping primer on bare or patched areas.
