Prep first — always
The most common reason a commercial paint job fails early is inadequate prep. Our crew — all employees, never subcontractors — pressure-washes exteriors, fills cracks in stucco and CBS block, sands and primes bare areas, and masks off everything that shouldn’t be painted before a brush touches a wall. In South Florida, salt air and humidity accelerate peeling and mildew if the surface isn’t properly cleaned and sealed first. We don’t skip that step to save time.
Florida-specific considerations
Heat, humidity, and salt air put commercial finishes through more stress here than in most of the country. We schedule exterior work to avoid painting in direct midday sun or when rain is forecast — both affect adhesion and cure. For coastal properties we select products with mildew-resistant formulas and specify primers rated for masonry in high-moisture environments.
HOA and condo associations often have deed restrictions requiring specific color palettes or board approval before work begins. We’re familiar with that process and can provide color samples, product data sheets, and project timelines in whatever format the association requires.
For multifamily and mixed-use buildings, we sequence work by building section so common areas stay accessible and occupied units aren’t boxed in by wet paint or equipment.

We base pricing on square footage, surface condition, number of coats required, and scheduling complexity (nights or weekends cost more than standard business hours). Stucco and CBS construction typical in South Florida often needs extra prep — sealing cracks, applying masonry primer — which we include in the written estimate so there are no surprises.
What paint do you use for high-traffic commercial spaces, and how long will it last?
We use Sherwin-Williams commercial-grade products — typically Duration or Emerald — chosen for scrubbability and resistance to humidity and UV. In a well-maintained interior space you can expect a quality finish to last 5–7 years. Exteriors in coastal or high-humidity areas may need attention sooner; we'll tell you honestly what to expect for your specific building.
