Coating failure almost always starts with bad prep. We use a commercial diamond grinder (not acid etching) to profile the concrete surface before a single drop of epoxy goes down. This removes laitance, opens the pores, and gives the coating a mechanical grip that lasts.
Our employees — never subcontractors — handle every step themselves. We fill cracks and pitting, let repairs cure fully, then apply each layer in sequence. Rushing any stage in Florida’s heat will trap moisture or cause adhesion failure. We don’t rush.
Florida-specific considerations
South Florida’s combination of heat, humidity, and salt air creates real challenges for floor coatings. Concrete in our climate holds more moisture vapor than most other regions, which can cause cheaper coatings to peel within a year. Our polyaspartic topcoat is formulated to handle vapor transmission and won’t yellow from UV exposure — a common complaint with older epoxy-only systems.
Garages in coastal areas also deal with salt tracking and humidity swings that cause concrete to expand and contract. The flexible nature of our topcoat layer accommodates that movement without cracking.

How long does the installation take, and when can I park on it?
Most single-car and two-car garage floors are completed in one day. We ask that you keep vehicles off the floor for 72 hours after the final topcoat so the coating fully cures in Florida's heat and humidity. We'll give you a precise timeline during your free estimate.
What affects the cost of an epoxy garage floor in South Florida?
Square footage is the biggest factor, but the condition of the existing concrete matters just as much. Cracks, pitting, previous coatings, or heavy oil stains require additional prep work that affects price. We assess all of this during your free written estimate so there are no surprises.
Will the coating hold up to Florida's humidity and hot tires?
Yes — we use a 100% solids epoxy base with a UV-stable polyaspartic topcoat that resists hot-tire pickup, moisture vapor, and the expansion and contraction that comes with South Florida temperature swings. The flake layer also adds texture that keeps the floor from becoming slippery when wet.
